Signs Your Attic Ventilation Is Not Working
Attic and loft ventilation problems in Ireland are almost always about moisture, not heat. Our damp, mild climate means the roof space is cold and humid for much of the year, so poor attic ventilation shows up as condensation. Look for:
- Water drops or a wet shine on the roof felt, especially on cold mornings.
- Black spots or white fuzz on the rafters and the roof boards: mould growing on timber that stays damp.
- Damp, flattened or stained insulation.
- A musty smell when you open the attic hatch.
- Rust on nails, tanks or metal brackets in the roof space.
- Stains on the bedroom ceilings under the attic.
If you see these, take photos with a flash. They tell us most of what we need to know.

What Causes Condensation in the Attic
Warm, moist air from the house rises into the cold attic and condenses on the coldest surfaces, the roof felt and timbers. In our surveys of Irish homes the causes of poor attic ventilation are usually one or more of these:
- Extractor fans that vent into the attic. The bathroom fan works, but its duct ends in the roof space or has come loose. Every shower sends steam into the attic. See our page on roof vents and roof outlets.
- Insulation pushed into the eaves. When the attic floor is insulated or topped up, insulation often blocks the gaps at the eaves that let outside air in. The attic loses its airflow.
- No air path through the roof space. Air needs a way in low down and a way out high up. Older roofs and some renovations have neither.
- Gaps in the ceiling below. Unsealed attic hatches, downlights and pipe openings let warm, wet air from the rooms leak up.
- Too much moisture in the house. Drying clothes indoors and weak ventilation in the wet rooms put more water into the air than any attic can handle. Our condensation season checklist covers the house side.

Attic Ventilation Systems and Fixes We Install
Every attic ventilation system we fit in Ireland starts with stopping moisture at the source and then giving the roof space a path for air. Depending on what we find, the work includes:
- Re-routing fan ducts to the outside through a roof vent or soffit outlet, with insulated duct.
- Vents at the eaves, with the insulation held back so the outside air can flow in.
- Vents high on the roof so damp air can leave at the top.
- Better ventilation in the wet rooms below, from a correctly ducted bathroom extractor fan to whole house MEV or MVHR, which take the moisture out before it reaches the attic.
Good attic ventilation is not about the number of vents but about a clear path for air and no moisture coming up from below. If you want to check your attic yourself first, our guide on how to ventilate your attic explains what to look for.
Steps We Take to
How an Attic Ventilation Job Works
- Photos first. Send us photos of the attic, the roof from outside and any fans in the rooms below, with your Eircode.
- Free preliminary quote by email. We tell you what we think is causing the moisture and what the fix involves. If an on-site survey or a detailed survey report is needed, that is charged separately.
- The work. Moisture sources first, then attic ventilation: airflow through the whole roof space.
- Mould on the timbers. Where mould has already grown, our mould removal service starts from €350 depending on size and scope, and is done after the cause is fixed so it does not come back.
