Bathroom Ventilation Systems in Dublin

A good bathroom ventilation system takes the steam out before it turns into condensation and mould. The right system depends on your bathroom: whether it has an outside wall, what is above it, and whether the rest of the house needs ventilation too. We fit every option on this page across Dublin and Leinster. Send us a photo of the bathroom with your Eircode and we email a free preliminary quote.

Signs Your Bathroom Ventilation Is Not Working

Most bathrooms have some kind of vent, often a small air vent in the wall or window. The question is whether the bathroom ventilation actually moves the moisture out. Look for these signs:

  • Steam that hangs around: the mirror is still fogged ten or fifteen minutes after a shower.
  • Black spots on the ceiling or silicone: mould grows where water sits on cold surfaces day after day. Our guide to removing mould from a shower covers the cleaning side.
  • Peeling paint and swollen door frames: repeated damp works its way into plaster and timber.
  • A fan you can hear but not feel: hold a sheet of toilet paper to the grille. If it does not pull in, the fan, the duct or the outlet is blocked or too weak.
  • Damp spreading to the landing and bedrooms: moisture that is not extracted at source travels through the house.

If you recognise two or more of these, the bathroom needs better ventilation, not stronger cleaning products. A passive bathroom air vent on its own rarely clears shower steam; it needs a fan or a mechanical system behind it.

The Bathroom Ventilation Options We Install

There is no single best bathroom ventilation system. These are the options we fit, from the simplest to whole house systems.

Wall or ceiling extractor fan

The standard answer for most bathrooms. A wall fan suits a bathroom on an outside wall; a ceiling fan is ducted through the attic to a roof or soffit outlet. A new standard fan installation costs €450 to €550 in 2026, and a replacement is €200 plus the fan. Details on our bathroom extractor fan installation page.

Inline fan

The fan sits in the attic or ceiling void, with only a grille in the bathroom. It is quieter, it can pull from a shower enclosure and an en suite at once, and it handles longer duct runs. Inline fan installation is €600 to €700.

Humidity and timer controls

A humidistat starts the fan when the air gets damp and keeps it running until the moisture is gone, so nobody has to remember to leave it on. A run on timer keeps the fan going for a set time after the light goes off. Both can be fitted with a new fan or an inline fan.

Mechanical extract ventilation (MEV)

One central unit extracts continuously from the bathroom, en suite, kitchen and utility through ducts, at a low quiet speed that boosts when needed. It replaces several separate fans with one bathroom ventilation system that also covers the kitchen and utility. See MEV ventilation in Dublin.

Single room heat recovery unit

For a bathroom on an outside wall where the room feels cold, a single room heat recovery unit extracts damp air and brings in fresh air while keeping most of the heat. See single room heat recovery units.

Whole house MVHR

In a new build, a deep retrofit or an airtight home, the bathroom ventilation is part of a heat recovery ventilation (MVHR) system that ventilates the whole house.

How to Choose the Right Bathroom Ventilation System

Four questions decide which option fits:

  1. Does the bathroom have an outside wall? If yes, a wall fan or a single room heat recovery unit is the shortest, simplest route. If not, the air has to go up through the ceiling and out via the roof or soffit.
  2. What is above it? An attic above the bathroom makes ceiling and inline fans straightforward. A bathroom under another floor needs a planned duct route.
  3. How many wet rooms are there? One bathroom usually needs one fan. A house with a bathroom, an en suite, a kitchen and a utility may be better served by one MEV unit than four fans.
  4. Is the problem only in the bathroom? If condensation and mould appear in bedrooms too, the whole house needs attention, and MVHR or MEV is worth comparing. Our article MVHR versus traditional extractor fans explains the difference.

Steps We Take to

Bathroom Ventilation and Mould

Mould in a bathroom is almost always a ventilation problem. A shower releases a lot of water vapour in a few minutes; if it is not extracted, it settles on the coldest surfaces (the ceiling, the window reveal, the corners of outside walls) and mould follows within weeks.

Cleaning or painting over mould without fixing the ventilation only buys time. The order that works is: fix or upgrade the bathroom ventilation first, then treat the mould, then protect the surface. Where the mould has spread, our mould removal service in Dublin starts from €350 depending on size and scope, and our guide to the best anti mould paint in Ireland covers the last step.

FAQs

Frequently Asked Questions

What is the best ventilation for a bathroom?

For most homes the best bathroom ventilation is a correctly sized extractor fan with a humidistat or run on timer, vented straight outside, is enough. Bathrooms with no outside wall often suit an inline fan. Homes with several wet rooms, or damp in other rooms too, may be better served by MEV or MVHR.

Does a bathroom with a window need a fan?

In practice, yes. A window only works when it is open, and few people open a window wide in an Irish winter after a shower. A fan extracts the steam whether the window is open or not, so a window alone is not adequate bathroom ventilation.

Can a bathroom fan be vented into the attic?

No. The duct must carry the damp air to the outside through a roof or soffit outlet. Venting into the attic puts the moisture onto the cold roof timbers, which leads to condensation and mould in the attic.

How do I ventilate a bathroom with no outside wall?

Use a ceiling fan or an inline fan ducted through the attic to a roof or soffit outlet. If there is another floor above, the duct runs through the ceiling void. We plan the route from photos before we quote.

How much does bathroom ventilation cost in Dublin?

In 2026 a bathroom fan replacement costs €200 plus the fan, a new standard fan installation €450 to €550 and an inline fan installation €600 to €700. MEV and MVHR are priced for the whole house. Send us photos and your Eircode for a free preliminary quote.

How long should a bathroom fan run after a shower?

Until the moisture is gone, which is usually longer than the shower itself. A humidistat handles this automatically; a run on timer is the simpler alternative.
