What MEV Ventilation Does Inside Your Home?
An MEV system uses one central fan unit, typically installed in your loft or a hallway cupboard. From there, ducting connects to extract points in each wet room, including bathrooms, kitchens, en-suites, and utility rooms.
The fan runs continuously at a low rate, gently drawing moisture-laden air out of these spaces. When humidity rises (during a shower or while cooking), the system automatically boosts extraction to clear the damp air faster.
Extracted air is vented outside through a single duct. Fresh replacement air enters your home through trickle vents, wall vents, or natural openings in the building fabric.
Unlike MVHR, which both extracts and supplies air through a heat exchanger, MEV only handles extraction. This means less ducting, a simpler installation, and a lower overall cost.

Does MEV Meet Irish Building Regulations for New Homes?
Yes. Technical Guidance Document Part F (Ventilation) sets out Ireland’s requirements for adequate air quality in homes. MEV is classified as a System 3 ventilation strategy under these regulations, making it a compliant choice for new builds, self-builds, and major renovations.
For existing homes dealing with persistent condensation or mould, MEV can be retrofitted. A site survey is needed to confirm that your property is suitable and to plan the ducting layout.
You may also qualify for the SEAI Mechanical Ventilation Grant of up to €1,500. Eligibility depends on your property’s age (built and occupied before 2011), current BER rating (B3 or lower), and the improvements being carried out. Our team can advise you on the process.
Steps We Take to
Five Reasons Dublin Homeowners Are Switching to MEV
MEV tackles condensation at the source, not just on the surface. These are the practical benefits our customers notice first.
Reduces Condensation and Mould
By continuously removing damp air from bathrooms and kitchens, MEV stops moisture from settling on cold surfaces. This is the most effective way to prevent condensation on windows and mould growth in corners, ceilings, and behind furniture.
One Quiet Fan Instead of Many
A single MEV unit replaces all the individual extractor fans in your wet rooms. Because the fan sits in the loft or a cupboard rather than on the wall, you will not hear it. No more loud fans switching on every time a bathroom light goes on.
Runs Automatically, No Switches Needed
Built-in humidity sensors detect when moisture levels rise and boost extraction automatically. The system manages itself. You do not need to remember to press switches or set timers.
Low Running Costs, Long Lifespan
Running one central fan is cheaper than powering several individual fans. MEV units are built for years of reliable daily use, and most standard models have no filters to replace.
Works With Your Existing Heating
MEV is compatible with any heating setup. Whether you have gas, oil, a heat pump, or solid fuel, the system works alongside it without interference.
