What MEV Ventilation Does Inside Your Home?

An MEV system uses one central fan unit, typically installed in your loft or a hallway cupboard. From there, ducting connects to extract points in each wet room, including bathrooms, kitchens, en-suites, and utility rooms.

The fan runs continuously at a low rate, gently drawing moisture-laden air out of these spaces. When humidity rises (during a shower or while cooking), the system automatically boosts extraction to clear the damp air faster.

Extracted air is vented outside through a single duct. Fresh replacement air enters your home through trickle vents, wall vents, or natural openings in the building fabric.

Unlike MVHR, which both extracts and supplies air through a heat exchanger, MEV only handles extraction. This means less ducting, a simpler installation, and a lower overall cost.

Does MEV Meet Irish Building Regulations for New Homes?

Yes. Technical Guidance Document Part F (Ventilation) sets out Ireland’s requirements for adequate air quality in homes. MEV is classified as a System 3 ventilation strategy under these regulations, making it a compliant choice for new builds, self-builds, and major renovations.

For existing homes dealing with persistent condensation or mould, MEV can be retrofitted. A site survey is needed to confirm that your property is suitable and to plan the ducting layout.

You may also qualify for the SEAI Mechanical Ventilation Grant of up to €1,500. Eligibility depends on your property’s age (built and occupied before 2011), current BER rating (B3 or lower), and the improvements being carried out. Our team can advise you on the process.
